What’s your water heater doing?
Find the symptom closest to yours. These are the usual causes, though only a diagnosis on site confirms it.
No hot water
- Usually caused by
- Gas: the pilot is out, a bad thermocouple, or a failed gas control valve. Electric: a tripped breaker, a failed heating element, or a failed thermostat.
- What we do
- Check fuel or power, ignition and controls, and replace the part that failed.
Hot water runs out fast
- Usually caused by
- Sediment filling the bottom of the tank, a failed lower element, a broken dip tube, or a tank too small for the household.
- What we do
- Flush and test the tank, check the elements and dip tube, and tell you if it’s undersized.
Pilot won’t stay lit
- Usually caused by
- A worn or dirty thermocouple, a dirty pilot assembly, a draft, or a gas control valve problem.
- What we do
- Clean or replace the thermocouple and pilot, and check the venting and gas valve.
Leaking
- Usually caused by
- The temperature-and-pressure relief valve opening, a leaking drain valve or fitting, or the tank itself corroding through.
- What we do
- Find the source. Valves and fittings get repaired; a leaking tank needs replacing.
Rumbling, popping, rusty or smelly water
- Usually caused by
- Sediment boiling at the bottom of the tank, or a spent anode rod letting the tank rust or react with your water.
- What we do
- Flush the sediment, check or replace the anode rod, and judge the tank’s condition.

Repair or replace your water heater?
A lot of water heater problems are a single part. These are the general rules of thumb.
How old is your tank water heater?Typical life: 10 to 12 years
Slide to its age to see which side fits
Usually repair if…
- The tank is under about 8 years old
- It’s a part, like a thermocouple, element, thermostat or valve
- The tank itself is dry and solid
Consider replacing if…
- The tank itself is leaking (a tank can’t be patched)
- It’s 10 to 12 years old or more and needs a repair
- Rusty hot water, or it needs repairs again and again
If a repair will do, you’ll hear that before anyone mentions a new water heater.

FAQ
Water heater repair questions
Browse all our FAQsDo you repair electric water heaters?
Yes. We repair gas, electric and propane water heaters. On an electric tank, no hot water or water that runs out fast usually means a failed heating element or thermostat, which is often a straightforward repair.
Why do I have no hot water?
On a gas water heater, the most common causes are a pilot light that has gone out, a bad thermocouple, or a failed gas valve. On an electric water heater, check for a tripped breaker; otherwise a heating element or thermostat has likely failed.
Why is my water heater leaking?
Water can come from the relief valve, the drain valve, a loose fitting, or the tank itself. Valves and fittings can be repaired. If the tank is leaking, it needs to be replaced. Turn off the water supply and the gas or power to the heater, and call for service.
Why does my water heater make popping noises?
Popping or rumbling usually means sediment has built up at the bottom of the tank and water trapped under it is boiling. Flushing the tank can help. Heavy buildup also shortens the heater’s life.
